What Constitutes a Home Inspection

Home inspectors were licensed by the State of Oklahoma in 2002 effective in the year 2003. The following are required to be inspected and the findings conveyed to the buyer or client unless noted as not inspected in the Inspection Report.

The Oklahoma Home Inspection Licensing Act mandates the following minimum standards for a General Home Inspection:


1. Structural System Inspection Requirements

  • Foundation components
  • Framing components
  • Method of inspection

2. Exterior Inspection Requirements

  • Exterior Wall coverings
  • Flashing, trim, fascia and soffits
  • Doors & windows
  • Balconies, decks and railings
  • Steps, porches, walkways, patios and driveways.
  • Site grading, surface drainage and retaining walls

3. Roof System Inspection

  • Roof covering, penetrations, flashings
  • Skylights
  • Chimneys
  • Method of inspection

4. Plumbing System Inspection

  • Fixtures, faucets, drain and vent systems
  • Water heaters, flues, energy source and safety relief valve
  • Fuel storage and distribution systems and location of main fuel shut off
  • Water supply and location of main water shutoff

5. Electrical System Inspection

  • Service drop, service entrance conductors, cables and raceways
  • Main disconnects, distribution panels, sub panels and grounding
  • Describe the amperage and voltage of the service
  • Conductors (including presence of aluminum branch wiring)
  • Readily accessible lighting fixtures, switches, ceiling fans, receptacles, ground fault circuit interrupters, accessible wiring and splicing
  • Absence of smoke detectors

6. Heating System Inspection

  • Installed heating equipment, vents, flues and chimneys
  • Energy source and distribution method

7. Cooling System Inspection

  • Central and through the wall cooling equipment
  • Energy source and distribution method

8. Interior Inspection

  • Interior walls, ceilings and floors
  • Steps, stairways, and railings
  • Cabinets and countertops
  • Doors and windows
  • Garage doors and automatic openers
  • Built-in kitchen appliances (garbage disposal, cook top oven, dishwasher, vent hood

9. Insulation and Ventilation Inspection

  • Insulation and vapor barriers in attic and crawlspace areas (or absence of)
  • Ventilation of attic and crawlspace areas
  • Mechanical ventilation systems

10. Fireplaces and Solid Fuel Burning Appliances Inspection

  • Firebox, damper, flue and solid fuel burning appliances
